Communicating Long-Term Vision

Equiem Origin Story
Founded by landlords to solve landlord problems, Equiem is the original pioneer of tenant experience. Since launching the first ‘TenX’ app in commercial real estate in Melbourne, Australia, back in 2011 we have become a global leader in workplace experience technology.
Our story starts with Lorenz Grollo, a commercial developer and co-owner of Rialto—a 1M sq ft A-grade commercial tower.
In 2011, Rialto had just turned 25 years old, and Lorenz was building a strategy to help ‘regenerate’ the asset, so that it could compete against newer and ‘shinier’ buildings.
Lorenz enlisted Gabrielle McMillan, Equiem’s CEO, to lead the digital transformation. Quite ahead of his time, especially against other landlords, Lorenz wanted Gab to find a way to help him:
Truly understand everyone who was in his building—who are they, what do they want?
Communicate better—not just with tenant reps but with everyone in the community
Provide hotel-grade amenities, services and experience
Bring together local retailers and their office workers
After interviewing all key landlords in the Australian market, Gab discovered that no platform currently existed to solve these needs. And that landlords were highly interested in such a platform—if it were to be built.
And thus Equiem was born.
“Placemaking must be prioritised when creating new working environments and spaces for the benefit of the occupier, their staff and customers. Our aim is to make humans central to the process and build a real sense of community through the app. Equiem shares our vision – its team is open-minded, collaborative and forward-thinking, which is what made the decision easy when selecting a digital tenant engagement partner.”
